Booking and cost
How much does a building and pest inspection cost in Brisbane?
Our prices are on the pricing page and depend on the size and type of the property. Across Brisbane, combined inspections for a typical house usually cost a few hundred dollars.
How do I book?
[BOOKING METHOD: form, phone or online booking link]. Give us the property address, the agent's details and your Inspection Date, and we arrange access with the agent.
How soon can you inspect?
Usually within a business day or two, depending on agent access. Tell us your Inspection Date when you book so we can plan around it.

The inspection
What is included in a building and pest inspection?
The interior, roof space, roof exterior, subfloor, exterior and site within 30 metres, plus a timber pest inspection, all where safe access exists. See building and pest inspections.
Does a building inspection check for asbestos?
No testing is done. We flag materials that may contain asbestos and recommend a licensed assessor where needed. Read asbestos in older Brisbane homes.
Do you check mould?
We report visible mould and the moisture problems behind it. Testing air quality for mould spores is a separate specialist service.
Do you check electrical and plumbing?
No. Those need licensed trades. We note obvious visible issues and recommend a specialist check.
What can limit the inspection?
Locked rooms, furniture and stored goods, tight subfloors, unsafe roof spaces, weather and pets. The report lists every restriction.
Reports
When will I get my report?

How long is a building and pest report valid?
There is no fixed expiry, because the report describes the home on the day. If months pass before settlement, consider a fresh timber pest check.
Can I talk to the inspector about my report?
Yes. Every report includes a call to walk through the findings and answer your questions.
Queensland contracts
Is a building and pest inspection compulsory in QLD?
No, but it is strongly recommended and most Brisbane buyers make their contract subject to one.
When does the building and pest condition end?
At 5pm on the Inspection Date written in your contract. Read the condition explained.
Should I inspect before an auction?
Yes. Auction contracts in Queensland are unconditional, so inspect before you bid.
