Building and pest inspections in Brisbane
One visit covers the structure and condition of the home and a full timber pest check, written up in one clear report with photos. It is the inspection most Brisbane buyers need before their contract goes unconditional.

What a combined inspection covers
We follow AS 4349.1 for the building part and AS 4349.3 for timber pests. On site that means walking through the interior, getting into the roof space and subfloor where it is safe, looking over the roof, walls and grounds, and checking for termites, borers, wood decay and the conditions that attract them.
- Structural issues such as cracking, sagging, movement and failed stumps
- Roof coverings, gutters, flashings and the roof framing we can reach
- Wet areas, leaks and damp, using a moisture meter
- Timber pest activity, past damage and conducive conditions
- Safety hazards such as loose balustrades and trip hazards
- Site drainage, retaining walls, paths and fences within 30 metres
Why combine them
Brisbane's warm, damp climate and timber housing make termites a real risk on almost every property. Booking both together means one access appointment, one report, one conversation, and it usually costs less than two separate bookings.
What it does not cover
A visual inspection cannot see inside walls or under floor coverings, and we do not test electrical, plumbing, gas, pools or asbestos. Where we see something that needs a specialist, we say so in plain words.
Questions people ask
How long does a building and pest inspection take?
Most houses take between one and a half and three hours on site. Apartments are usually around an hour. High set homes, big blocks and full storage spaces take longer.
Do I need to be there?
No, but many buyers come for the last half hour so we can show them what we found. Either way, you can call us after the report.
